Office project could replace gas station in Miami Beach

Arkadia Property Group plans to redevelop a gas station in Miami Beach into an $11 million mixed-use project centered on office space. The city’s Planning Board will consider the application July 26 for

the 0.36-acre site at 1840 Alton Road. The property belonging to Alton Road Supreme Services, owned by Mario Suarez in Hollywood, currently has an Exxon service station and cash wash. It would be developed by 1840 Alton Road Partners LLC, co-owned by David M. Aaron and Richard Kilstock, the managing principals of Bal Harbour-based Arkadia Property Group. With an estimated cost of $11 million, the project would total 67,641 square feet in five stories. It would consist of 3,300-square-foot of ground-level retail, 36 parking spaces on the second level, 17,113 square feet of office space on the third and fourth floors, and a fifth floor containing an 8,000-square-foot live/work unit. The top floor would be portioned off between a high-end apartment and a Class A office space to be utilized by the same tenant. The office space on the third and fourth floors could be rented out separately, or a single tenant could lease the entire building, he added. 

“People are really looking for Class A office in a market that is supply constrained,” Aaron said. “We are hearing about companies moving to Miami and taking temporary space in WeWork until certain Class A buildings are completed.” Aaron said 1840 Alton Road would appeal to businesspeople who want to move here and house their business in the same space. It’s a good location for them because it’s near Lincoln Road, Sunset Islands and the Venetian Islands. The project would have a rooftop terrace and another terrace for office users atop the parking garage, plus balconies for the office tenants, he added. “There are other Class A offices being developed at the moment but with the design and amenities and the location, we will offer something special,” Aaron said. Miami-based Kobi Karp Architecture designed the project. Miami-based attorney Michael Larkin represents the developer in the application. Aaron said he retained Tere Blanca of Blanca Commercial Real Estate to lease the office space, and Sara Wolfe of Koniver Stern to secure retail tenants. Many developers are seeking to move forward with office projects in Miami Beach as rents rise and space fills up. Developers such as Starwood Capital Group, Related Group and Shvo are among the parties with Miami Beach office projects in the pipeline.
